This barn conversion in Oxfordshire was unusual for two reasons – firstly the owner was not keen on architects, having previously had a bad experience (but we must have done something right as we were invited to the housewarming party!). Secondly, there was more re-build than would normally receive planning permission..

BARN CONVERSION IN OXFORDSHIRE’…

This modern barn conversion in oxfordshire turned a large and unusual space into a beautiful home. Local Oxfordshire craftspeople were involved, building the flint walls and brick arches by hand. The barn is very large, with a floor area around 370m2, however headroom was an issue and we had to be creative with the layout

We gained planning permission for both of this barn (and it’s neighbour) including permission for ‘operations and development’ associated with the Prior Approval (permitted development approval) that the barns had received.

PERMISSION FOR ‘OPERATIONS AND DEVELOPMENT’

‘Operations and Development’ essentially means the re-build of some of the walls and roof leaving some structure. Most councils do not allow much, if any re-building as it is not a ‘conversion’. But South Oxfordshire did allow this. Their viewpoint seems to be that the structures were already in existence. So their re-build (with nicer materials) is actually an improvement as well as providing much needed homes.

We worked on building control and construction drawings for this project. Our team has ensured that it will not overheat (despite the large areas of south facing glazing) using our Passivhaus Planning Package software. We have also widened the cavity to allow for extra insulation, so despite the vast area, it will be warm in winter.
