This is one of the most frequent questions that we are asked and it can be difficult for us to price a job before we have seen the site or met you, the client. Therefore we have prepared some example pricing packages below which will hopefully give you an indication.

Architect’s fees for Barn Conversion around 120m2:
‘SHOULD YOU BUY THAT BARN’ PROJECT APPRAISAL SERVICE – £750
SURVEY of original barn – £1500
THREE DESIGN OPTIONS – £2500
PRE-APPLICATION – £950 (Can be worth doing on contentious sites to establish planners views before submitting a full application)
PLANNING APPLICATION – £2500
Architect’s fees for a new build eco-house (around 200m2):
‘SHOULD YOU BUY THAT PLOT’ PROJECT APPRAISAL SERVICE – £750
SURVEY of the plot – £1500 (however, if the site is isolated, a full topographical survey may need to be carried out by others)
THREE DESIGN OPTIONS – £5000
PRE-APPLICATION – £2500 (Can be worth doing on contentious sites to establish planners views before submitting a full application)
PLANNING APPLICATION – £4200
Architect’s fees for an extension to a 3 bedroom semi-detached house:
‘SHOULD YOU MOVE OR EXTEND’ HOME APPRAISAL SERVICE – £500
THREE DESIGN OPTIONS – £1500
PLANNING APPLICATION – £1200
BUILDING CONTROL APPLICATION– this really depends on how much work you would like doing but typically £1500.
Architect’s fees for a large 4 bedroom, two-storey wobbly listed building refurbishment (assuming building works are needed to almost every room):
THREE DESIGN OPTIONS – £4500
PLANNING & LISTED BUILDING APPLICATION – £4000
DETAIL DRAWINGS REQUIRED TO MEET PLANNING CONDITIONS – £250 per detail required (usually between 3 and 5 details would be required).
BUILDING CONTROL APPLICATION – this really depends on how much work you would like doing but typically £5000.
